Maintenance by Frequency

Regularly

  • Vacuum and mop the floors
  • Dust all surfaces
  • Vacuum out the dust in your open vented electronics


Every month

  • Test GFCI outlets and AFCI breakers
  • Leaks around water fixtures (sinks, toilets, dishwasher, water heater, etc)
  • Tests Smoke and CO detectors
  • Mow Lawn (during grass growing season)
  • Clean Range hood filters
  • Smoke alarm


Every 3 months

  • Change/clean furnace filter
  • Clean up leaves and branches around property
  • Make sure fridge condenser coils are clean
  • Water filter in refrigerator


Every 6 months

  • Check attic for roof leaks and vermin
  • Clean gutters and check downspouts and gutters for damage
  • Check crawlspace for vermin or termites
  • Clean out the dryer vent
  • Check fire extinguishers
  • Lubricate the garage door hinges and/or rollers. Also make sure the garage door chain is clean and lubricated


Every year

  • Change smoke alarm battery
  • Check septic tank level (if not on city sewer) and drain field
  • Check roof for shingle condition, remove any moss
  • Check the chimney for cracks or missing mortar, if used during the year get the chimney swept/cleaned.
  • Service the HVAC system
  • Flush the water heater
  • Check pilot light
  • If on a well get the water tested
  • Check the paint and siding condition.
  • Check the caulk and grout replace the caulk/grout if it has deteriorated
  • Clean the deck
  • Check your fence for rotting posts or sags on the cross pieces that might indicate replacement.
  • Check duct work for sealed joints and clean the inside of the Air Ducts if you have central forced air heating
  • Clean out the baseboard heaters
  • Check the weather stripping around doors and windows and replace if needed
  • Check valves and breakers for proper operation
  • Service lawn mower - blade sharpening, change filter, etc.


Every 3 years

  • Pump the septic tank (if not on city sewer)
  • Reseal the deck (might need to be sooner or later depending on wear and tear and material type)
  • Reseal the asphalt driveway


Less frequently

  • Roofing
  • 1.5 years for moss on roof
  • 2 years for concrete
  • 5 years for checking / cleaning
